Our Goal in the Construction Phase
We ensure our clients receive the highest quality project possible, within budget and on schedule, by providing professionalism, integrity, leadership, and enjoyment throughout the project.
Management Responsibilities During Construction
Throughout the construction process for each project, John Sebastian, President, provides the overall leadership which includes direction, creativity, and problem solving skills. From inception, an assigned project manager directs the overall management of the project, and is responsible for establishing and maintaining cost and schedule controls. The Field Superintendent focuses efforts on day-to-day management of all construction activities, quality control, and driving the project schedule.
Construction Delivery Systems. Construction Management and Design-Build.
Sebastian offers Construction Management services in various forms depending on client preference and project needs. On an "agency" basis, we serve as the Construction Manager and Owner's Representative to optimize cost, time, and quality; or we perform Construction Management on an "at risk" basis, providing the client with total responsibility for the project's performance and its budget. In this role, we act as both construction manager and contractor.
All our projects are administered in a transparent and "open book" fashion, so they are contracted in a "Cost Plus" arrangement – with or without a Guaranteed Maximum Price.
Sebastian's commitment to quality design and our ability to partner with leading architectural firms provide several advantages to our clients:
- Guaranteed project cost at the preliminary design stage
- Single-point accountability and control – for assuring quality technical performance and effective cost/schedule control
- Fast-track scheduling – to shorten the project duration by telescoping design and construction schedules
- Maximum flexibility and responsiveness – in committing and allocating special resource needs to meet project requirements
Our experience with a wide variety of architects and consultants from around the country allows us to work with our clients in the selection process to ensure an appropriate and effective team is assembled for our clients. By utilizing our experienced feedback at the front-end, we can help assure the design process meets our clients' requirements and melds smoothly with the construction phase.
Sebastian Construction Group commits to provide a safe jobsite for all workers and visitors. Our subcontractors are required to meet our established safety standards. Our Safety Committee reviews our performance in this area and develops strategies to improve the safety on our jobsites.
We utilize our membership in the Association of General Contractors (AGC) as an important consultant in this critical area.
